Every week, someone tells us they’re waiting for rates to drop before buying in Orlando. We get it. But the math says waiting has been the expensive move, and right now, the calendar is handing buyers a window they shouldn’t sleep on.

What Waiting Actually Costs

The 30-year mortgage rate bottomed at 5.98% back in February. By September, it had climbed to 6.76%. On the Orange County median home, that move added roughly $197 a month to the payment. To claw back February’s payment at today’s rates, a buyer would need nearly 8% off the purchase price.

Meanwhile, home prices didn’t cooperate with the waiters, they held basically flat. The wait didn’t buy a discount. It bought a higher payment.

Orlando isn't crashing. It's rebalancing, and that's good news for buyers.

Ignore the Florida-is-crumbling headlines. Here’s what the local numbers actually say:

  • Median sale price: $400,676 — down just 0.6% from a year ago
  • 12,144 homes for sale, 4.9 months of supply (6 months = a balanced market)
  • Homes averaging 64 days on market — time to think, compare, and negotiate
  • Nearly half of Orlando-area listings have taken a price cut
  • 68% of local agents report more seller concessions than last year

Translation: sellers anchored to peak-era pricing are sitting. Homes priced for today’s market are still moving. And buyers finally have leverage (rate buydowns, closing-cost credits, repairs) the stuff that was unthinkable in 2021.

The calendar just gave buyers a gift

Realtor.com’s seasonal analysis named October 25–31 the single best week of the entire year to buy in Orlando: about 12% more active listings than an average week, nearly 40% less competition than peak season, and asking prices roughly 4% below the seasonal high.

We’re three weeks out. If you’ve been on the fence, this is the fence to get off.

If you're selling, read this part twice

The market still rewards homes that are priced right, presented well, and in a desirable neighborhood, those still attract real interest. What it punishes is 2022 pricing in a 2026 market. Price for today, and you sell. Chase yesterday’s number, and you join the listings taking cuts.

Bottom line

Waiting for the “perfect” rate has a price tag,  this year it was about $197 a month. The buyers winning right now aren’t timing the market perfectly. They’re buying strategically in a balanced market, negotiating concessions, and keeping the refinance option in their back pocket for when rates do come down.

So here’s our question: if the best buying week of the year is three weeks away, what’s the plan?
